Should You Renovate to Sell a Home in Denver?

December 21, 2016

When you want to sell your home in Denver, it may be beneficial to consider renovations. Renovating certain areas of your home may help increase its value. You could sell your home more quickly, and for more money. Your realtor can help you determine what areas may need to be improved in order to get the most out of your home.

Compare other homes

One of the best ways to determine if you need to make changes or renovate certain parts of your home is by looking at other homes. How do these homes in the area compare to yours? Do they have certain upgrades that yours does not have? If you are looking to sell your home at a higher price, and other homes have been upgraded, it may be something to consider. Ask your realtor for comps of neighborhood houses. These will tell you what square footage is going for to compare to, as well as upgrades like kitchen appliances, flooring, countertops and more.

Small changes

If you don’t need to make major changes, consider making smaller changes to help your home sell faster. For instance, replace anything that may be damaged or missing. Next, if there are any electrical outlets that aren’t working, have a local electrician fix the problem. Also, if there are holes or damages to the walls, you can get putty and paint to repair it. It can also be a good time to do major cleaning as potential buyers look at your home. If you have carpets, consider renting a carpet cleaner. If you have hardwood floors that aren’t in great shape, consider restaining them. Also, having your home staged can increase the amount that a buyer is willing to pay.

Larger renovations

If your home has not been upgraded for decades, you may need to make some changes for the home to sell or hit a desired price point. One of the largest items to consider is the roof. If the roof hasn’t been maintained or serviced in years, it may be beneficial to have an adjuster look at it and see if your insurance company will cover any of the fixes. Potential buyers can often be thrown off by the appearance of a kitchen. Consider investing in stainless steel appliances and an upscale counter like granite or marble in a neutral color, or potentially a faux version. This is also true for flooring. There are a variety of vinyl you can use for flooring that provide an upscale look at a great price point.
